Sandycroft: Plans for 26,000 sq ft Body Tech gym at Engineer Park submitted to Flintshire

A planning application has been submitted to turn two vacant industrial units in Sandycroft into what Body Tech Fitness has called the largest independent gym in Wales.

The application covers Units 1 and 2 at Engineer Park, between Babbage Road and Factory Road, and follows agreements first announced by the company in January.

Body Tech said at the time it had “put pen to paper” on the site after several months of negotiations.

The company plans to fit a mezzanine floor inside the existing building, taking the total floorspace to around 26,000 sq ft.

It says the gym will include more than 150 pieces of equipment, alongside a GirlCode Reformer pilates studio, strength and conditioning equipment, free weights, cardiovascular machines, indoor cycling, group fitness classes and saunas.

Body Tech said the site would create between eight and 10 staff jobs, and a number of self-employed personal trainers operating from the gym.

The units have been empty since July 2025.

Body Tech currently operates gyms in Wrexham, Ellesmere Port, Blackburn and Winsford.

Its founder, former stunt performer Nick Whitcombe, lives in Saughall and has said the Sandycroft site would be his nearest.

The company’s creative director, Ben Jenkin, has worked as a stunt double for Ryan Gosling and other Hollywood productions, with Universal Studios recently producing a documentary following his work.

When the agreements were announced in January, Body Tech said it was hoping to open before the summer.

A spokesperson said at the time:

“We’re hoping to open before the Summer, but that will depend on the speed of the local council processing of our planning application.”

“Unfortunately, historically we’ve had a difficult experience waiting on Welsh councils, with our Wrexham application taking well over a year, with the guideline time for completion listed at 8 to 12 weeks. We’re hoping for a better experience this time around.”

The application would also re-mark the existing 30-space car park, including two disabled bays.

No work is proposed to the outside of the building.

The applicant is Dyson Holme Properties Ltd, together with two associated companies that own the site.

The application will be determined by Flintshire County Council.
