Caprinos Pizza eyes vacant Shotton unit for eat-in and takeaway operation

A planning application has been submitted to Flintshire County Council to convert a vacant unit in Shotton into an eat-in and takeaway pizza restaurant.
The application is lodged on behalf of Caprinos Pizza by planning agent Post My Plans, and covers permission to sell hot and cold oven-baked food, fit an extraction flue to remove cooking smells, and put up new signage on the building.
The unit at 77 Chester Road West has been empty for more than six months, according to documents submitted with the application.
It was previously used as a wellness clinic.
Caprinos Pizza describes itself as a UK pizza chain offering an Italian-American menu.
The application argues it meets the council’s planning rules for Chester Road West, which require that at least 65% of units in the parade stay in retail use.
According to figures in the planning statement, 65% or more of units on the parade are currently shops, with 15% vacant and 20% in other uses.
Because the unit was not being used as a shop before this application, the applicant argues switching it to a pizza restaurant should not fall foul of council rules designed to protect the number of retail units on the high street.
On smells and odour, the applicant says a separate assessment has been submitted to the council.
The extraction duct will be fixed to the roof, away from windows, and vented at height to reduce the impact on neighbouring properties.
Caprinos currently has about 110 pizza stores in the UK, including in Chester and Wrexham.
Flintshire County Council has indicated it will make a decision on the application by 23 April 2025.
