Work set to start on phase one of the Northern Gateway.

Work it set to start on phase one of the Northern Gate project, the huge 200 acre site which straddles the former RAF Sealand base linking up the Deeside Enterprise Zone.

Northern Gateway will be the largest private sector-led development in North Wales and in an update to the Welsh Assembly Minister for Economy, Science and Transport Edwina Hart told AM’s that flood defence work is now complete and work will start this spring on phase one of the project.

Phase one includes the construction of a works access road which will be accessible from Farm Road in Garden City and opens up the area to commercial development.

Alyn and Deeside Assembly Member Carl Sargeant has praised the hard work being done to advance the already hugely successful Deeside Enterprise Zone, he said;

“With the flood defence works finished and work about to start on the access road, the Northern Gateway site will soon be good to go. This is wonderful news and comes just two months after the announcement of three new industrial units at Prospect Park on Deeside Industrial Park and £598,165 in Welsh Government rates support for Deeside Enterprise Zone companies.”

Alongside residential and commercial uses –the Northern Gateway development, which could see up to 5000 jobs created, will centre around a landmark Advanced Manufacturing Centre, delivering Research & Development, skills development and drive the commercialisation of technology within Deeside.

Coleg Cambria Principal and Chief Executive and chair of the Deeside Enterprise Zone advisory board David Jones added:

“Deeside is a magnificent business area and the jewel in the crown for Wales’ manufacturing.
Our board of industrialists and other key local stakeholders have been pleased to advise Welsh Government on the further development of the
Deeside Enterprise Zone, and grateful for the positive and supportive response received. We are looking forward to further progressing this work over the next two years of the Enterprise Zone and maximising the benefits for Wales.”

Outline planning permission for the site was granted in April 2012 for a mixed use generation scheme comprising the following:

• Up to 205,000m2 of storage and distribution floorspace;
• Up to 31,000m2 of other employment uses (offices, shops, etc);
• Up to 725 residential dwellings;
• Public open space and landscaping
