Home sales in north Wales could be four weeks faster under UK Government reform plans

Buyers and sellers in north Wales could see home sales completed up to four weeks faster under Government plans announced on Friday to overhaul the way properties are bought and sold in England and Wales.
The Home Buying and Selling Reform Roadmap sets out plans to require sellers and estate agents to provide key information upfront in sales packs at the point of listing a property.
That information would include details about a home’s condition and, where relevant, leasehold costs.
The Government says the change is designed to stop critical information emerging only after an offer has been accepted, when buyers and sellers have already spent time and money, and sales are more likely to collapse.
Mandatory sales packs will not come into force immediately.
In the meantime, the Government says it will work with the industry to identify information that can be provided voluntarily, including Energy Performance Certificates, council tax bands and flood risk assessments.
The roadmap also includes plans to digitalise the buying and selling process, with digital property logbooks allowing information to be shared between solicitors, agents, buyers and sellers in real time.
The Government will consult in 2027 on mandatory qualifications for estate and letting agents, alongside a non-statutory Code of Practice due later this year setting out minimum standards for property agents.
David Adams, Managing Director of Cavendish estate agency, which has an office in Mold, welcomed the reforms.
He said: “The Government’s reform roadmap is a significant step forward for home buyers and sellers across England and Wales.”

The reforms will be phased in over the duration of this Parliament.
