Trio of industrial properties go up for sale in Deeside

Three industrial investment properties at Deeside Industrial Park have been brought to market, with agents pointing to strong demand and limited supply across the site.

Property firm Legat Owen is marketing the trio of assets, which together span more than 148,000 sq ft of industrial and office space across multiple plots within the Flintshire-based employment hub.

The first property, Delta House on Tenth Avenue, offers 10,105 sq ft of office and industrial space on a 0.56 acre site. It is fully let to Stephan (UK) Limited on a lease running until January 2036, generating an annual rent of £80,500. The guide price is more than £1 million.

A second site, Unit 108 on Tenth Avenue, comprises a 48,454 sq ft industrial facility set on 2.25 acres. It is occupied by Comtek Network Systems (UK) Limited, which has been based there for more than 30 years. The current rent stands at £272,500 per year, with the property on the market for £4.4 million.

The third offering includes Units 13A and 13B on Fourth Avenue, a combined 89,513 sq ft facility on a 3.17 acre site. The buildings are fully let to Whole Ice Ltd and Coffee King Ltd, with both tenants carrying out fit-outs valued at more than £6 million. The investment produces £621,700 in annual rent and is being marketed at more than £8 million.

Deeside Industrial Park is one of the region’s largest employment sites, home to a range of sectors including aerospace, food production, engineering and pharmaceuticals.
