Cheshire Housing Market Did Well in 2024 with UK Set to See Further Growth in 2025

On the way out of 2024, a lot of the headlines for the UK housing market were fairly tepid. After former prime minister Liz Truss’ mini-budget, markets were very coy as the new government ramped up to its first budget. The showcased growth each month, measured year-on-year, was expected to level off or even decline as the end of the year approached. Yet, the opposite occurred.
This is especially true of some areas over others, like Cheshire. Compared to the rest of the North West, and even much of the UK, Cheshire house prices did very well. While the odd infusion of new housing proposals will help to keep the local market lively, the strong activity levels bode well for the year ahead. As mentioned, the market behaves differently around the country, but there’s certainly reason for optimism in Cheshire in 2025.
State of the UK Housing Market
Before zooming in on Cheshire, to see how well the local market may do in 2025, it’s good to get a broader view. This is because not everyone who’s buying and selling will be doing so in the same region. People across the UK eye up nicer areas, especially as city living is becoming more expensive and less essential, thanks to hybrid and work-from-home positions. Luckily, the market is set to continue to rise at a similar rate to last year.
The average house price in Great Britain in 2024 saw a three per cent rise. Forecasts are expecting another roughly three per cent rise in 2025, owing to, among other things, an expected decline in inflation and interest rates. That said, the monthly change in England overall in November was -0.4 per cent. Countering this, the North West enjoyed a +0.6 per cent bump, and Wales saw its average prices go up by 0.7 per cent that month.

The average house price in the west of Cheshire and Chester clocked in at £277,000 in November 2024, per ONS. With a 6.6 per cent uptick on November 2023 figures, the region outperformed the North West in this same period by 0.9 per cent. Cheshire East also did well. With a higher average house price of £303,000, the east of Cheshire amassed a 5.9 per cent rise from November to November, while the North West saw a 5.7 per cent rise.
Looking specifically at cities in the region, as well as those nearby, we can mostly see prices holding firm. In Chester, the average house price is just over £300,000 over the last year. It’s a decently high price in the city and marks a mild uptick from the 2022 recording of nearly £298,500. From Cheshire, looking to the neighbours to the east and south, we can see a similar occurrence in their main cities.
To the east in Derbyshire’s primary city, Derby, house prices held to values that are close enough to 2022 figures that they’re not seen as dipping or surging significantly enough. In 2022, the average through the year was around £237,000, and at this point in 2025, it’s around £235,000. Stoke-on-Trent, down in Staffordshire, actually saw some notable growth. The average price of just over £161,000 marked a five per cent rise on 2022 figures. That said, the lower-priced houses in general have more room for growth than those starting at higher prices.
