Plans for five new homes in Alltami recommended for approval

Plans to build five detached homes in Alltami have been recommended for approval, despite concerns over traffic and overdevelopment near the A494.

The outline application for the site, known as Woodlands, includes proposals for access and layout, with the houses to be built off Mold Road.

Flintshire Council’s Planning Committee will decide on the application next week, following a request by local councillor Carol Ellis for a full review.

Concerns over impact on A494

Councillor Ellis, along with Buckley Town Council, has raised concerns about the impact of the development on road safety, noise levels, and the density of housing in the area.

One resident has also objected, warning that the development could lead to habitat destruction, increased congestion, and added pressure on local services.

However, Welsh Government’s highways department, which oversees the A494, has said the development can go ahead if conditions are met.

These include ensuring a single shared access point rather than multiple individual driveways, to prevent unsafe vehicle movements onto the busy trunk road.

What happens next?

If approved, the developer will be required to contribute £1,100 per home towards local play areas under a Section 106 agreement.

Other conditions include a noise impact assessment and restrictions on how the site drains into the trunk road system.

The site was previously home to a single dwelling, which was demolished after planning permission was granted for a replacement house.

The new application increases the number of homes on the plot, though planners argue that the layout and density fit within Flintshire’s Local Development Plan.

“The proposal is considered to be acceptable and to accord with the relevant development plan policies governing windfall development of this type.”

In a report to be presented to planning committee members, Chief Officer for planning, Andrew Farrow said:

“Detailed considerations on matters such as design are reserved at this stage but with regards to the principle of this development as well as considerations of the general layout of the proposal and its access arrangements the application is considered to be acceptable and as such is recommended for approval subject to the conditions.”

A final decision is expected following the Planning Committee meeting on 12 February.
