Flint: Updated plans lodged for 18 homes near Bod Hyfryd care home

Revised plans have been submitted for a housing development on land next to Bod Hyfryd Nursing Home in Flint.
Edwards Homes Ltd has applied for full planning permission to build 18 two-storey houses off Northop Road, together with a new access road, landscaping and ecological mitigation area.
The new application replaces a 2024 proposal for 22 homes, which has been revised following discussions with Flintshire Council’s planning and highways officers.
According to an updated Planning, Design and Access Statement, the number of homes has been reduced and changes made to the layout to address concerns over site access and the relationship with adjoining land.
The site forms part of a wider area allocated for housing in the county’s Local Development Plan, where Watkin Jones has also submitted a separate proposal for around 200 homes.
Planning consultant Philip Moren said the updated Edwards Homes scheme follows “extensive discussions” with officers, resulting in an informal agreement that the revised plans could be supported in principle, subject to planning conditions and a legal agreement.
The development would include 15 homes for open market sale and three affordable properties. A 30-metre-wide buffer zone is proposed along one edge of the site to provide space for nature conservation and ecological enhancement.
A new access road would link Northop Road to the western boundary of the site, allowing a future connection with the adjoining development if approved. The main road access would later be closed to vehicles but retained for pedestrians and cyclists.
The developer’s submission also includes updated transport, drainage, and ecological reports, as well as details of developer contributions towards play area improvements, education provision, and local transport facilities.
Planning officers previously stated there were no objections to the principle of housing on the site under current planning policy. Flintshire Council will now assess the revised plans before making a decision.
