Vet practice planned for former Aston Park shop

Plans have been submitted on behlaf of Daleside Vets to convert the former Aston Park Food Store into a veterinary practice.
The application seeks a change of use from a shop and living accommodation to a Class D1 veterinary practice, with associated internal and external alterations.
Externally, the ground floor frontage would remain largely unchanged, with the possible installation of new secure shutters and signage. Window decals are proposed for the reception area.
The existing living room window would be altered to form a door and window serving a dog kennel area, with the opening partly blocked up.
The current garage doors would also be partly blocked up and fitted with windows to serve a theatre and cat accommodation area.
A small infill flat roof extension is proposed to the side of the building to create a disabled WC and laundry room. A new door and window would be added to the side of the existing garage to serve a preparation room.
Internally, the ground floor shop area would become a reception and waiting area, with three consultation rooms formed within the remainder of the shop and kitchen space.
The lounge area would be used as part dispensary and a separate dog ward. A new disabled WC and laundry area would be constructed between the existing kitchen and garage area.
On the first floor, Bedroom 1 would become a staff room and kitchen area. The bathroom would remain as a WC and shower room. The remaining bedrooms would be converted into office and meeting space, with a small study used as an in-house laboratory.
The proposal states there would be no overnight boarding or kennelling of pets.
It adds: “There would be no overnight boarding of pets or kennelling overnight, so no noise concerns.”
Parking for clients and staff would be provided at the front of the garage area, with two additional spaces created to the side of the property. The front garden would be used as a dog exercise area.
The applicant states that waste would be collected from the side passage by a licensed operator and that “there is no hazardous waste generated by proposed activities.”
Approximately two reception staff, three nurses and two vets would be on site at any one time, according to the submission.
The document states the existing Daleside Shotton practice would close, with staff transferring to the new site.
The applicant describes the business as “a local independently owned business” that has served the area “for over 40 years”.
The plans will be considered by Flintshire County Council.
