Plans submitted for new industrial buildings in Rhydymwyn

A planning application has been submitted to Flintshire Council for the redevelopment of part of the Antelope Industrial Estate on Denbigh Road in Rhydymwyn.

The proposal, submitted on behalf of Whitley Estates, seeks permission to build one replacement unit and one new unit on the established industrial park, which dates back to 1979.

The site already accommodates industrial uses under planning classes B1, B2 and B8, and the new buildings are intended to continue those uses.

The plan aims to create modern, high-quality workspace and improve the appearance of the estate, which was damaged when a fire destroyed one of the main units two years ago.

According to the Design and Access Statement, the development “offers a high-quality solution for the delivery of two buildings (one being a replacement) of B1, B2 and B8 facilities” and will provide “additional employment opportunities located upon the existing industrial estate.”

One new unit will replace the building lost in the fire, built on the same site but slightly larger. The second will be a new unit on a vacant plot near Denbigh Road, adding extra workspace to the industrial estate.

Both buildings will feature dark grey cladding over a blue engineering brick base, with glazed areas providing light to office spaces. Car parking, bin storage and cycle storage are included, along with landscaping and new planting designed to improve the site’s ecological value.

The Design Statement notes that the project will “make use of a previously developed plot on an existing, established industrial site and will directly reduce the need for construction on greenfield areas elsewhere.”

Access to the site will remain from the existing entrance on Denbigh Road, with filter lanes and a 7.5-metre-wide internal road already in place.

The report concludes that the proposal aligns with Flintshire planning policies and supports local employment growth.

Flintshire Council is expected to make a decision on the application by 1 December.

Residents can now submit their comments on the proposal via the council’s planning website.
