Plans lodged for new vets in Sandycroft

A planning application has been submitted to convert vacant offices in Sandycroft into a veterinary surgery.
The proposal, submitted by Mancot-based pet care provider The Biscuit Bridge relates to Project House on Chester Road.
According to the application form, the development would involve a change of use to allow a small animal veterinary practice to operate from the site .
The description of the proposal states: “The proposed change of use is from office building to a small companion veterinary practice.”
“This will operate as a first opinion small animal clinic, offering consultations, vaccinations, surgery, diagnostics and preventative care.
“The service model prioritises continuity of care, longer consultation times, transparent communication with a customer-centric approach, supporting a sustainable, community based business.”
“The local area shows strong, rising demand for veterinary services, with several nearby practices working at capacity.
”The practice will position itself as a modern independent alternative with accessible pricing and personal service.”

The site is currently vacant and was last used as an office building .
The application states that no new building work is proposed and no new vehicle or pedestrian access is planned .
Vehicle parking is marked as relevant to the proposal, although details of spaces are to be shown on accompanying plans .
The business would employ three full-time members of staff, equating to 3.60 full-time equivalent roles .
Proposed opening hours are listed as 8am to 6pm Monday to Friday, 9am to 12pm on Saturdays, and closed on Sundays and bank holidays .
Flintshire County Council will determine the application in due course.
