Five new homes proposed for former Queensferry office site

A planning application has been submitted to Flintshire County Council for the demolition of a vacant former office building and the construction of five new homes at 33 Chester Road East, Queensferry.
The site, located close to Deeside Fire Station, was previously occupied by Henry Davies Accountants but has been empty for some time.
The proposal seeks to replace it with a small-scale residential development which “contributes to local housing needs while enhancing the character of the area.”
Under the plans, three two-bedroom terraced houses would be built at the front of the site, with two three-bedroom semi-detached dwellings at the rear.
Each home would have private garden space, off-street parking, and be designed using materials in keeping with the surrounding area.

A total of nine parking spaces are proposed, and the layout ensures adequate separation between buildings to maintain privacy and light levels for residents.
Planning documents submitted with the application state that the development would make effective use of previously developed land and enhance the visual character of the area.
The applicant notes that the site’s redevelopment would contribute to local housing supply in a sustainable location close to public transport, services, and employment opportunities.
Pre-application advice previously supported the site’s redevelopment for residential use.
An earlier version of the scheme proposed eight one-bedroom apartments, but this was revised due to cost and “viability” issues.
The revised plan now seeks approval for five dwellings, described as a more deliverable and contextually appropriate design.
A supporting statement concludes that the scheme “represents a sustainable and high-quality redevelopment of a brownfield site, delivering five new dwellings that meet local housing needs while enhancing the area.”
The planning application is now open for public consultation on Flintshire County Council’s planning portal.
